Land O' Lakes is unincorporated Pasco County, and like most of Pasco it has the dual electric provider problem. Withlacoochee River Electric Cooperative covers most of Land O' Lakes, but Duke Energy serves a chunk along US-41 and the southern edge of the area. Water is mostly Pasco County Utilities, with some private wells on the larger lots. Gas is Peoples Gas where it exists, but plenty of homes are electric-only. If you're closing on a home in Connerton, Wilderness Lake Preserve, Lake Padgett, Stonegate, or anywhere along the State Road 54 corridor, this is the call sheet.

Electric in Land O' Lakes | WREC or Duke Energy

Most of Land O' Lakes is on Withlacoochee River Electric Cooperative. Duke Energy Florida serves a smaller pocket along US-41, parts of Lutz, and the southernmost edge of the area near State Road 54. The dividing line tracks old infrastructure boundaries from the 1950s, not modern subdivisions, so two houses on the same street can be on different providers. Check the meter logo or ask the seller for the most recent bill.

WREC bills typically run 10 to 20 percent lower than Duke for the same usage on the same size home. The co-op is non-profit and returns surplus revenue to members as capital credits. If you have a choice between two otherwise identical Land O' Lakes homes, the one on WREC has a real long-term cost advantage.

Water and Sewer | Pasco County Utilities

Most Land O' Lakes addresses are on Pasco County water and sewer. Larger lots, especially those over an acre, are sometimes on private well and septic instead. Pasco County Utilities handles the new service application and the meter installation. Wells require a separate inspection during the home buying process.

A growing share of Land O' Lakes is in community development districts, which means an additional CDD fee on the property tax bill on top of regular HOA dues. CDDs in newer Land O' Lakes communities like Connerton run $1,500 to $2,500 a year. Pull the CDD breakdown from the seller disclosure before you write an offer.

Gas in Land O' Lakes | TECO Peoples Gas

Peoples Gas serves portions of Land O' Lakes, mostly the master-planned communities and homes built after 2010. Older Land O' Lakes neighborhoods and most rural addresses are electric-only. Verify with the seller disclosure or appliance list before you assume gas service is on the property.

A few Land O' Lakes notes

The WREC versus Duke split is the single most-misunderstood thing about Land O' Lakes utilities. Buyers see a Duke bill on a comparable home and assume their address is also on Duke. It often isn't. The cost difference adds up over a 20-year ownership period, especially in a 3,000 square foot home with a pool pump running half the year.

Pasco County's growth has put real strain on the utilities. New construction in the State Road 54 corridor sometimes faces three to four week meter installation lead times during peak periods. If you're buying a new build, factor that into your timeline and work with the builder on temporary power options.

A Vreeland Real Estate agent can pull the WREC vs. Duke service area, the CDD fee schedule, and the well/septic records for any Land O' Lakes address before you write an offer. That's the kind of due diligence a Vreeland Real Estate agent who actually works north Tampa Bay does.

Common questions about Land O' Lakes utilities

Is my Land O' Lakes address on WREC or Duke?+
