Home/Mortgage calculator

Florida Mortgage Calculator

This mortgage calculator estimates the monthly payment on a Florida home from the price, down payment, rate and term, with property taxes, homeowners insurance and HOA dues added in. The result is a planning estimate. A lender's pre-approval, a real insurance quote and the county's tax estimate replace it.

A Florida payment is more than principal and interest. Taxes, homeowners insurance and HOA dues all land in the monthly number, and this calculator counts each one.

What the payment includes

A mortgage payment has more in it than the loan. Lenders call the full number PITI, for principal, interest, taxes and insurance. Add HOA dues if the home has them.

  • Principal pays down what you borrowed. Early in the loan it's a small slice of the payment, and it grows every month.
  • Interest is what the lender charges for the loan. Early on it's most of the payment, which is why the rate matters so much to the monthly number.
  • Property taxes go to the county. Your lender usually collects a twelfth of the annual bill each month and pays it from escrow.
  • Homeowners insurance works the same way through escrow. In Florida it's the line that surprises people.
  • HOA or condo dues are paid to the association directly rather than through the lender, but they're part of what the home costs each month, and the calculator lets you add them.
  • Mortgage insurance applies on conventional loans with a smaller down payment and on FHA loans. If it applies to you, ask your lender for the figure and add it to the insurance line.

Three Florida numbers the calculator can't know

Property tax at your price

Florida reassesses a home to market value when it sells. The seller's current bill reflects years of capped increases under their homestead exemption. Yours starts over at what you paid. Use the county property appraiser's estimator with your purchase price, not the number on the listing.

Insurance on this specific house

Florida premiums swing with the age of the roof, the wind mitigation features, the distance from the coast and the flood zone. Two houses on the same street can carry very different premiums. Get a real quote from an insurance agent before you rely on the payment.

CDD assessments

Many newer Florida communities collect a community development district fee on the tax bill. It isn't HOA dues and it isn't property tax, and it's easy to miss. Ask for it and add it to the taxes line.

Using the number

If the payment lands where you want it, the next step is a pre-approval, which replaces your guesses with a lender's numbers. Our lending partner, 14 Days to Close, can start one. If the payment is too high, run the affordability calculator to work backward from your income, or ask about a seller credit toward closing costs to free up cash for a bigger down payment. Rate buydowns are another lever worth asking about.

About these estimates

The calculator gives an estimate for planning, not a loan offer. Rates change daily, your rate depends on your credit, loan program and down payment, and taxes, insurance and dues depend on the specific property. Vreeland Real Estate is a real estate brokerage and doesn't make loans. Loans through our lending partner are offered by Paramount Residential Mortgage Group, Inc. (PRMG), NMLS #75243. Mortgage calculator questions

How is a monthly mortgage payment calculated?

Principal and interest come from the loan amount, the interest rate and the term. On top of that, most lenders collect a monthly share of property taxes and homeowners insurance into escrow, and mortgage insurance applies on some loans. HOA or condo dues are paid separately but belong in the monthly number.

What does PITI mean?

Principal, interest, taxes and insurance are the four parts of a full mortgage payment. Principal pays down the loan, interest is the lender's charge, and taxes and insurance are collected into escrow and paid on your behalf.

Why is my Florida property tax estimate different from the listing?

Florida reassesses a home to market value when it sells. The seller's bill reflects years of capped increases under their homestead exemption, so it understates what a new owner pays. Use the county property appraiser's estimator with your purchase price.

Does the mortgage calculator include homeowners insurance and HOA fees?

Yes, there are fields for both. In Florida, get a real insurance quote for the specific home, because roof age, wind mitigation and flood zone change the premium a lot. Ask about CDD assessments too; many newer communities collect one on the tax bill.

Is this calculator a pre-approval?

No. It's an estimate for planning. A pre-approval comes from a lender after reviewing your credit, income and assets, and it's what sellers want to see behind an offer. Our lending partner can start one.
