Home/Affordability calculator

Florida Home Affordability Calculator

This calculator estimates how much home you can afford in Florida from your income, monthly debts, down payment and an assumed rate, using the kind of debt-to-income limit lenders apply. It gives a price range for your search. A lender's pre-approval sets the real number, and Florida insurance, taxes and HOA fees can lower it.

Your income and monthly debts set the price range a lender will likely approve. The calculator finds that range so your search starts with a ceiling you can count on.

How lenders decide what you can afford

Lenders look at your debt-to-income ratio, which is your monthly debt payments, including the new mortgage, divided by your gross monthly income. Each loan program sets its own limit, and your credit score and down payment move it. The calculator applies a typical limit to give you a range. Your lender applies the exact one.

Car payments, student loans, minimum credit card payments, child support and the full new housing payment with taxes, insurance and dues all count as debt. Utilities, groceries, phone bills and streaming don't, because lenders assume you'll cover those from what's left.

A lender's maximum and your comfortable payment are two different numbers. Decide on yours first.

Where the down payment comes from matters

A larger down payment lowers the loan, the payment and, on conventional loans, the mortgage insurance. It doesn't have to be a huge one. Low-down-payment programs exist for first-time buyers, veterans and buyers in eligible areas, and seller-paid closing costs can leave more of your cash for the down payment. See the settlement statements.

Gift funds from family are allowed on most programs with a paper trail. Talk to a lender before you move money around, because large unexplained deposits slow underwriting.

The Florida costs that shrink the number

Three things push a Florida payment higher than a generic calculator expects, and all three count against your ratio. Homeowners insurance can include wind coverage and a separate flood policy, property taxes reset to market value when you buy, and HOA or CDD fees are common in newer communities. Get real quotes for the home you're considering before you commit, and run them through the mortgage calculator.

Next step

A pre-approval turns the estimate into a letter you can put behind an offer. Our lending partner can start one. When you're ready to look, a Vreeland Real Estate buyer's agent helps you search inside the number instead of above it.

About these estimates

The calculator gives an estimate for planning, not a loan offer or a pre-approval. The price range depends on the rate, term and debt-to-income limit it assumes, and your lender's figures will differ. Vreeland Real Estate is a real estate brokerage and doesn't make loans. Loans through our lending partner are offered by Paramount Residential Mortgage Group, Inc. (PRMG), NMLS #75243. Read our affiliated business disclosure.

Affordability questions

How much house can I afford in Florida?

It comes down to your debt-to-income ratio, which is monthly debts plus the new housing payment, divided by gross monthly income, measured against the limit for your loan program. The calculator above gives a range. In Florida, insurance, property taxes that reset at sale and HOA or CDD fees all count toward the payment, so get real quotes before you settle on a number.

What debt-to-income ratio do lenders use?

Each loan program sets its own limit, and your credit score, down payment and cash reserves can move it. The calculator applies a typical limit. Your lender applies the exact one for the program you qualify for.

Does the affordability calculator include Florida insurance and property taxes?

It includes estimates for them, but Florida premiums and reassessed taxes vary a lot by home. Get an insurance quote on the specific property and use the county property appraiser's estimator with your purchase price, then re-run the mortgage calculator with those figures.

Can I use gift money for a down payment?

On most programs, yes, with a gift letter and a paper trail showing where the money came from. Talk to your lender before moving funds between accounts, because large unexplained deposits slow underwriting.

What's the difference between pre-qualified and pre-approved?

Pre-qualification is an estimate based on what you tell a lender. Pre-approval means the lender has verified your credit, income and assets, and it carries weight with sellers. Here's the full breakdown from our lending partner.
