Inside Brooksville city limits, water and sewer come from the City of Brooksville. Outside city limits, in unincorporated Hernando, the provider is Hernando County Utilities. Spring Hill is mostly on Hernando County water, not Brooksville. The two systems are completely separate.

A surprising number of Hernando County homes are on private well and septic, especially the 5-acre lots out toward Floral City and the rural sections near Annutteliga Hammock. If you're buying a home with well water, your inspector should run a water quality test before closing. Septic systems need a separate inspection that's not always part of the standard home inspection package.
