The Old Northeast, Snell Isle, Downtown / Beach Drive corridor is where most early showings land. Prices step down as you move out from there, and the right neighborhood at the wrong budget still ends in a bad fit, so we always start with what your week needs to look like before we open the MLS. If those first three don't work for you, Historic Kenwood, Pass-a-Grille, Crescent Lake round out the second tier.
School zones move St. Petersburg pricing more than any other single factor. The top-rated boundaries carry a premium that holds even when the broader market softens. Magnet and IB programs pull from outside their home zones, but a homestead exemption ties you to the address you live in. We pull the boundary map for every buyer with kids before the first showing.
Insurance is the budget line that catches new buyers off guard.
