Courtney Campbell Causeway puts you in Tampa in 25 minutes. I-275 south runs to St. Pete in 30. You're central without being downtown.

The Clearwater Beach (Mandalay & Sand Key), Island Estates, Belleair corridor is where most early showings land. Prices step down as you move out from there, and the right neighborhood at the wrong budget still ends in a bad fit, so we always start with what your week needs to look like before we open the MLS. If those first three don't work for you, Countryside, Morningside, Harbor Bluffs round out the second tier.

School zones move Clearwater pricing more than any other single factor. The top-rated boundaries carry a premium that holds even when the broader market softens. Magnet and IB programs pull from outside their home zones, but a homestead exemption ties you to the address you live in. We pull the boundary map for every buyer with kids before the first showing.
