Buying a home in St. Petersburg

St. Pete is a small town with a big-city downtown grafted onto it. The waterfront museums, the murals along Central Avenue, Beach Drive on a Friday night, and a chain of beach towns a few minutes off the interstate make it one of the easier Florida cities to fall for. A lot of buyers come to compare it with Tampa and end up staying on this side of the bay.

It's also a city where the house you're looking at and the street it's on can be two very different decisions.

Where buyers start

Old Northeast is the address that comes up first, with brick streets, 1920s bungalows, mature oaks, and a walk to downtown. Snell Isle sits next to it with mid-century homes on bigger lots and the Vinoy Golf Club at the doorstep. Downtown and Beach Drive are the condo answer, for buyers who want the Pier, the restaurants and the museums without a car. Historic Kenwood is the bungalow neighborhood under the murals, and Crescent Lake is the park-centered pocket between downtown and the interstate where a lot of families land.

Out on the barrier islands, Pass-a-Grille at the south tip of St. Pete Beach still has the old Florida cottage feel. The St. Petersburg moving guide covers all six in more depth, along with the commute, the cost of living and the weather. If St. Pete keeps landing on "least stressful city" lists, here's why.

What you're buying

Much of St. Pete is a peninsula on a peninsula, and water is never far. That's the appeal and the homework. Flood zone, elevation and the age of the roof decide the insurance premium, and on some streets a separate flood policy is simply part of owning the home. Older bungalows carry older electrical and plumbing, which carriers ask about. Newer construction on the islands and in the redeveloped stretches comes with different questions, usually about the association and what it holds in reserve.

Property taxes reset to market value when a home sells, so the seller's bill isn't a preview of yours. Get an insurance quote and the county tax estimate before you write the offer. Our Florida Buyer's Guide walks through it in order, and the St. Petersburg utilities page has the providers to call before move-in day.

Working with a buyer's agent in St. Pete

A buyer's agent runs the search, builds the offer around what the seller cares about, and handles the inspection negotiation. Seller credits can cover part of your closing costs, and the settlement statements are posted.

St. Pete buyer questions

Is St. Petersburg a good place to live?

If you want a walkable downtown on the water, an art scene, and beaches a short drive away, it's one of the easier Florida cities to settle into.

Which St. Petersburg neighborhoods should I look at?

Old Northeast and Snell Isle for the classic streets near downtown, Downtown and Beach Drive for condos, Historic Kenwood and Crescent Lake for bungalows and families, Pass-a-Grille for the beach-town feel. The St. Petersburg moving guide goes through each one.

Do homes in St. Petersburg need flood insurance?

Many do. St. Pete sits on a peninsula and a lot of streets fall inside designated flood zones, where a lender requires a separate flood policy. Outside those zones it's optional but often worth pricing. Ask for the flood zone and the elevation certificate on any home before you write an offer.

How do I start looking at homes in St. Pete?

Get pre-approved, pick two or three neighborhoods and watch what comes on the market. When one fits, call or schedule a time with a Vreeland Real Estate agent.
