Valrico is one of the higher-elevation pockets of east Hillsborough, but River Hills and a few homes along the Alafia River can sit in flood zones that change the insurance math. Bloomingdale is the largest community in Valrico and one of the most-searched east Hillsborough neighborhoods. The HOA structure varies by phase, and a handful of subdivisions have small CDD assessments worth checking. Buckhorn is similar, slightly smaller, with deeper lots. River Hills has stricter HOA covenants and a private golf course; budget assumptions there are different from the rest of Valrico.
