St. Augustine Utilities Setup: Electric, Water, Gas, Internet
Direct phone numbers, the FPL vs. city water split, and the flood-zone realities every Anastasia Island buyer should know before signing.
St. Augustine sits inside St. Johns County, the southern edge of the Jacksonville metro and the start of the Florida coastal corridor. The utility map here splits cleanly. FPL handles every electric meter in the city and out to the beaches. The City of St. Augustine runs the water and sewer system inside city limits. Anastasia Island, World Golf Village, Vilano Beach, and the downtown historic district each have small wrinkles worth checking before you write an offer. If you're closing on a home in St. Augustine, this is the call sheet.
Electric in St. Augustine | Florida Power & Light (FPL)
Florida Power & Light (FPL) is the St. Augustine electric provider for the entire city, all of Anastasia Island, and the beaches communities out to St. Augustine Shores and beyond. There's no co-op or municipal alternative. Every St. Augustine address you see is on FPL.
FPL turnaround is fast. Most St. Augustine addresses get next-business-day service when you call three to five business days ahead of closing. The online start-service portal handles transfers in minutes if you already have an FPL account elsewhere in Florida.
Water and Sewer | City of St. Augustine
The City of St. Augustine Utilities Department handles water and sewer for addresses inside city limits. That covers downtown, Lincolnville, Davis Shores, the Anastasia Island portions inside the city, and most of the historic core. Addresses in unincorporated St. Johns County (World Golf Village, parts of Vilano Beach, the rural west side) are usually on St. Johns County Utilities instead.
Confirm city versus county water before you make the call. The St. Augustine water bill from the city and the St. Johns County water bill come from different agencies on different billing cycles. If you call the city for service at a county address, you'll be redirected and lose a day. The seller disclosure should name the water provider; if it doesn't, ask before close.
Gas in St. Augustine | Florida Public Utilities and Propane
Natural gas service in St. Augustine is patchy. Florida Public Utilities (FPU) runs the natural gas system in pockets of the city and a handful of subdivisions. Older homes downtown and across Anastasia Island commonly use propane delivered by a local supplier. If you're buying a home with a gas range, water heater, or pool heater, ask the seller whether it runs on FPU's gas main or a propane tank.
Trash and Recycling | St. Johns County and City of St. Augustine
Inside city limits, the City of St. Augustine handles residential trash and recycling. In unincorporated St. Johns County (World Golf Village, parts of Vilano, the rural west side), Republic Services handles pickup under a county contract. Service is typically billed through the property tax statement.

A few St. Augustine notes
St. Augustine is one of the most flood-exposed cities in the state. Davis Shores, the lower blocks of Lincolnville, Vilano Beach, and most of Anastasia Island sit in flood zones AE or VE. Hurricane Matthew in 2016 and Irma in 2017 both pushed serious water into downtown. Required flood insurance on a riverfront or oceanfront St. Augustine home runs $2,000 to $6,000 a year, sometimes higher. Pull the FEMA designation and the elevation certificate for any address near the Matanzas River or the ocean before you write an offer.
When you set up utilities in St. Augustine, the question that trips up new buyers is which water utility serves the address. The City of St. Augustine runs the water inside city limits. St. Johns County Utilities serves World Golf Village, parts of Vilano Beach, and most of the rural west side. The St. Augustine utility companies aren't interchangeable, and the billing portals are completely separate. Ask the seller for a recent water bill so you know which agency to call.
Moving to St. Augustine and stepping into the historic district carries its own quirks. Some downtown homes are on a city water line that's older than most of the country, with periodic main-break events the city schedules around. A Vreeland Real Estate agent can pull the city water vs. county water service map, the FPL meter, the FEMA flood zone, and the FPU gas footprint for any St. Augustine address before you sign. That's the kind of due diligence a real estate agent who actually works the Northeast Florida coast does.
